Golf estate vs. a home next to a course: what you actually get
29 Oct 2026
"Golf home" can mean very different things in India. On GolfHomes.in, every listing is tagged with one of three categories, so you know what you're looking at before you call an agent.
1. Golf estates
A township built around its own playable 9- or 18-hole course, with homes arranged along the fairways. You get the views and the lifestyle, and often a route to club membership, though membership rules are set by each club. There are only about a dozen true golf estates in India, so supply is limited.
2. Homes next to a course
Homes beside an established golf club that the project doesn't own. Views can be excellent, especially from higher floors, but club membership is entirely separate. Check how far the home really is from the course: every listing on this site shows the distance.
3. Golf-themed projects
Projects that use golf as a feature, with a putting green, driving range or pitch-and-putt, but no full course on site. These are usually more affordable, and the listing will show how far the nearest real course is.
What to ask the agent
Ask whether the view is protected, whether club membership comes with the home or must be applied for, and what the maintenance charges cover. Always check the project and agent RERA numbers on the state RERA website.
